PITTSBURGH, May 15, 2025 – One Flagler, the iconic 25-story, 285,000-square-foot office tower in downtown West Palm Beach, is now a beacon of modern design and sustainability. Developed by Related Ross and designed by SOM (Skidmore, Owings & Merrill), the property sets a new standard for luxury office spaces and highlights innovative Solarban® R77 Acuity® glass by Vitro Architectural Glass, North America’s largest glass producer.

Calibrated for Florida’s warm climate, One Flagler boasts a high-performance facade featuring Solarban® R77 Acuity® glass which was used on deeply recessed windows designed to prevent direct sunlight while allowing natural light to enter. This sustainable design reduces thermal energy penetration and cooling costs, offering an exceptional balance of energy efficiency and aesthetic appeal. With its reflective silver-blue surface and neutral interior appearance, Solarban® R77 Acuity® glass enhances modern architecture, improves clarity and provides stunning natural views.

Ideal for facades and curtain walls, Solarban® R77 low-e glass has been honored for its ability to showcase reflectivity and capture the visual characteristics of the sky and ambient environment. When paired with Acuity® low iron glass by Vitro, the combination provides a solar heat gain coefficient of 0.25 and visible light transmittance of 49%.

The burnished white concrete trellis facade, combined with Solarban® R77 Acuity® glass, gives One Flagler a distinctive and elegant visual identity. The glass’s reflective properties not only reduce glare but also blend seamlessly with the coastal skyline, creating harmony with the surrounding environment. Beyond its aesthetic appeal, Solarban® R77 Acuity® glass is highly functional, minimizing solar heat gain to lower energy consumption across the tower. Sunlit interiors flood each floor with natural daylight, reducing the need for artificial lighting and fostering a healthier, more inspiring workspace for tenants.

One Flagler seamlessly blends world-class amenities with innovative, sustainable design, creating a workplace centered on lifestyle and well-being.

Other key features include a stunning 19,000-square-foot landscaped terrace with sweeping ocean views, the renowned Estiatorio Milos restaurant offering indoor and outdoor dining, and a park, reflecting pool and plant wall.
