PITTSBURGH, May 20, 2025 – The newly transformed 20 Mass stands as Capitol Hill's leading mixed-use destination, blending sustainability, innovative design and modern functionality with effortless sophistication. Showcasing Solarban® 72 Acuity® glass by Vitro, 20 Mass earned a prestigious 2024 Design Award from USGlass Magazine, a testament to its architectural excellence.

The visionary redevelopment, led by architectural firm Leo A. Daly and commissioned by The RMR Group, combines a four-star Royal Sonesta Hotel, chef-driven retail, and sweeping Class-A office spaces with a 14,500-square-foot penthouse featuring expansive views of Washington, D.C. The project also maximized the site’s potential through a complete reconstruction, including an extensive green roof and a new glass curtainwall.
The innovative facade features Solarban® 72 Acuity® glass, a superior solar control low-e glass designed to enhance energy efficiency while optimizing natural light and occupant comfort. Offering exceptional visual clarity and high solar performance, the glass curtainwall amplifies the building’s aesthetic appeal and contributes to its eco-conscious design.
In a one-inch insulating glass unit (IGU), Solarban® 72 Acuity® glass delivers a visible light transmittance (VLT) of 67% and a solar heat gain coefficient (SHGC) of 0.28.
LEED® Gold and WELL Building Standard® certified, the revamped 20 Mass offers 183,000 square feet of office space, 13,800 square feet of retail, and a 14,500 square foot penthouse amenity space with views of the Capitol. It is also home to the luxury Royal Sonesta Washington, D.C. Capitol Hill hotel and offers direct access to world-renowned D.C. landmarks and attractions.
